The Thetford Urban Extension is a major mixed-use development site on the northern side of Thetford in Norfolk, adjacent to the A11 dual carriageway.
Thetford is midway between Cambridge and Norwich, providing journey times of 30 to 35 minutes to these key research centres. Thetford railway station provides regular and direct links to Cambridge and Norwich.
The employment site element totals some 55 acres and is situated in three locations within this major sustainable urban extension, which also includes a planned 5,000 home development. The scheme is planned to be delivered in five phases over a 20-25 year period.
There are opportunities for land purchases, leases and joint ventures which will create a good range of commercial and industrial developments, both to provide new modern facilities for existing Thetford based companies and also to attract more companies into the area. Thetford has a substantial established industrial cluster and so benefits from a well-trained local workforce.
It is estimated that the three employment locations have a total capacity to deliver 85,000 sqm of B1, B2 and B8 employment space suitable for a wide range of commercial and industrial uses. The combination of new commercial/industrial build, set within an attractive mixed development, including housing, local retail, allotments, playing fields and publically accessible parkland, will be attractive to companies looking for a new build, in an affordable, well serviced location with excellent transport links.
