Snetterton Business Park – your central location for accelerating growth

Snetterton Business Park is an ideal location if you are an ambitious entrepreneur looking for space to start-up or rapidly grow your business

The Park offers a flexible range of offices and industrial units and has excellent links to the UK’s transport network – road, rail, air and sea. The area also offers an enviable quality of life, with beautiful countryside and affordable housing for your employees in nearby thriving market towns.

The 70-acre Park is one of four key employment sites in the rapidly growing Snetterton Heath business cluster, which has a total of around 150 acres already in use or available for development. The cluster is next to the A11, and is home to the famous Snetterton Motor Racing Track and a strategically important logistics and freight distribution hub.

It stands at the heart of the 100km Cambridge Norwich Tech Corridor in the East of England, which has one of the fastest-growing UK regional economies.

The Cambridge Norwich Tech Corridor is home to 20+ science, research and innovation clusters and enterprise zones. There are four universities – two in Cambridge and two in Norwich – as well as specialist FE colleges. Together they produce thousands of talented students with much-needed business and industry skills, including vital STEM qualifications. The University of East Anglia is also home to the newly launched Institute of Productivity, while Cambridge is home to the world-famous Cambridge Judge Business School.

When you base your business on Snetterton Business Park, you become part of the Tech Corridor’s thriving network of like-minded innovative business owners.  This opens up the opportunity to collaborate with other entrepreneurs, particularly in the advanced manufacturing and engineering sector, and experts from academic institutions in the region. As well as giving you space to grow, Snetterton Business Park’s central location helps you find and attract the talent you need to prosper.

Flexible space to grow – opportunities to thrive

The Park offers a range of ‘move-in ready’ offices, warehouses and industrial units ranging from 800 to 50,000 sq. ft. These include short-lease sole-trader offices and customisable mid-sized units, as well as space to construct entirely new buildings. The Park’s team offers a full design and build service to help you make the most of these opportunities.

A greener way to distribute goods

Snetterton Business Park is next to the established Johnson Logistics UK site, which has its own dedicated railhead that connects to the Norwich to Cambridge mainline. They offer businesses the opportunity to reduce their carbon footprint by storing and distributing goods from their strategically located depot. The firm provides sophisticated warehousing, logistics and fulfilment services for companies ranging from major supermarkets to small businesses.

Equipmake: Driving the EV revolution

Equipmake is an advanced manufacturer of electric drive trains for the industrial automotive sector. It moved to the Park in 2019 having outgrown its starter space at the nearby Hethel Engineering Centre. The firm had received £7.5m from the UK’s Advanced Propulsion Centre to develop its EBus platform and a commission to build 700 units for the South American commercial vehicle maker Agrale.

Equipmake chose the Park because it gave them the opportunity to create a bespoke 1,500 sq.m. facility for the design and build of the Ebus and the potential for further expansion as needed. Another attraction was the Park’s proximity to the Snetterton Motor Racing Circuit with its test track facilities. At the same time, the location enabled the business to maintain vital links with the dynamic automotive sector in the region.

The company recently received funding from the Advanced Propulsion Centre to commission a feasibility study to evaluate the suitability of a site adjacent to its existing plant to scale up manufacturing processes and facilities to support the shift to net-zero emissions.
