Overview

Thetford provides a business location almost exactly midway between the major research centres in Cambridge and Norwich.  A well-established market town, Thetford boasts an attractive riverside, railway station and significant access to the area’s beautiful rural landscape.  Affordable new housing provides a significant attraction to companies looking to work and live in the heart of Norfolk whilst still maintaining excellent road and rail links to Norwich, Cambridge, Stansted Airport and London.  Housing costs are very attractive in comparison to city and edge of city pricing.

Thetford Enterprise Park is a greenfield site large enough to accommodate a variety of business uses, with office and light industrial accommodation sizes from 8,000 sq ft up to 50,000 sq ft and above possible.

Thetford Enterprise Park

Thetford Enterprise Park is an exciting 18ha development site on the northern side of Thetford in Norfolk, adjacent to the A11 dual carriageway.

Thetford is midway between Cambridge and Norwich, providing journey times of 30 to 35 minutes to these key research centres. Thetford railway station provides regular and direct links to Cambridge and Norwich.

An access roundabout to the site was completed in January 2019 and the location will also benefit from a major utilities upgrade which is being undertaken to support the adjacent new Kingsfleet housing development.

The site benefits as a designated key development location within the Cambridge Norwich Tech Corridor.

AS AN INVESTMENT OPPORTUNITY

There are opportunities for land purchases, leases and joint ventures which will create a major technology focused enterprise park, both to provide new modern facilities for existing Thetford based companies and also to attract more high tech companies into the area. Thetford has a substantial established manufacturing cluster and so benefits from a well-trained local workforce.

It is estimated that the site has the capacity to deliver 52,940 sq m of B1 and B2 employment space with additional potential for a hotel development.
